The 25-year-old original HVAC system had become unreliable, operating costs were high, and the system could not maintain consistent temperatures across the 3-story open office layout. Modern employee expectations for comfort and sustainability were not being met.

We installed three high-efficiency rooftop units with variable air volume (VAV) zone boxes throughout the building. Each zone can maintain independent temperature setpoints. Building automation system integration provides occupancy-based scheduling and remote monitoring. Energy recovery ventilation (ERV) units minimize heating/cooling losses from fresh air intake.

Complete rooftop unit replacement, removal of old equipment, installation of new ductwork and VAV boxes on all three floors, energy recovery ventilation units, automated controls integration with Tridium building automation platform, full commissioning and training.

Energy consumption reduced 28% in first year of operation. Tenant comfort complaints decreased from 15+ per month to fewer than 2. System maintains temperature within ±1°C across entire building. Utility rebates of $18,500 helped offset equipment costs.
